Irena Spiridonova, Ina Lambeva

Abstract: The closed-type residential complexes appearing in Bulgaria for the last twenty years are a living form in which the living environment is isolated from the urban structure by means of fences and/or controlled access. These are residential structures that provide a higher quality of living. Often these residential complexes are associated with the possibility of using additional services such as common areas for recreation, swimming pools, spa centers and others. The article examines the prerequisites for the establishment of closed-type residential complexes in Bulgaria, the same prerequisites are classified into several groups: cultural, historical, social, psychological and urban planning.

Key words: architecture; urban planning; social inequality; closed-type residential complex.
