ECONOMETRIC MODEL OF THE NEWLY BUILT DWELLINGS AS A FUNCTION OF MAJOR FACTORS: ANALYSIS OF PANEL DATA… FOR BULGARIAN REGIONS

Abstract: The article suggests selected alternative models of the dependence of newly built dwellings on selected socio-economic factors evaluated by regions in Bulgaria. The study period is limited to 2005 – 2021 and covers periods of economic growth, financial and economic crisis, recovery, and subsequent global crisis caused by the COVID-19 pandemic. Alternative specifications of econometric models are constructed and estimated using panel data for Bulgarian districts regarding the living area of newly built dwellings together with selected demographic, social and economic factors. A comparative analysis of the results from models estimated with different panel specifications – „pooled OLS method”, „fixed-effects method” and „random effects method” – is proposed.
