IMPACT OF SOME DEMOGRAPHIC FACTORS ON THE LEVEL OF RESIDENTIAL PROPERTY PRICES IN BULGARIA

Abstract: The present study reveals the influence of some demographic factors on residential property prices in a regional aspect. The total number of the population, natural population growth rate, mechanical population growth rate, number of marriages, number of live births, number of the population with higher education were used as factors. Pearson's correlation coefficient was used to assess the direction and strength of the relationship. A positive relationship was established with all the studied factors. For three of the studied factors, namely number of population, number of live births by age of mother and number of population with higher education, the correlation coefficient values are high enough, and it is concluded that they have a significant impact on prices of residential properties. The relationship between the price level and the factors natural growth, mechanical growth and number of marriages is relatively weak.
