Abstract: This paper explores the intersection of technological innovation in real estate and the phenomenon of gentrification, focusing on how advancements in technology exacerbate social inequality in urban areas. Over the past few decades, the real estate sector has undergone profound transformations driven by innovations such as automation, smart buildings, new construction techniques, and the digitalization of property management. While these technologies offer benefits such as increased energy efficiency, improved amenities, and better resource management, they also significantly alter urban environments and housing markets. Often, these changes deepen social divides, displacing long-term residents and communities who can no longer afford rising living costs. We examine the mechanisms of gentrification influenced by technological progress, highlighting specific case studies from cities around the world. We also propose strategies to mitigate the adverse social and economic effects of gentrification, ensuring that urban growth and technological advancements do not come at the expense of vulnerable populations. Through a thorough analysis, the paper aims to offer insights into how cities can navigate the challenges posed by technological gentrification while promoting more equitable and sustainable urban development.
