Abstract: During the years of transition – since 1989, the realty sector has been undergoing stormy development. The Bulgarian investors and developers, being under the foreign influence and striving to offer high quality living environment, started to construct residential gated communities.
Vocational gated communities are going to be one of the successful forms in real estate organization with the sense of “second home”. And they should be distinguished from other similar forms of organization of real estate.
The focus in the work is put on the relations between the design of the vacational gated communities and the additional options for generating income. The author indicates the reasons and main accents in the successful forms of the realization of the vacational gated communities. All components, specifying the design, are investigated from different aspects: the location, the anchor and the functional schemes. The author pays special attention to the investment advantages of this type of gated community – on one hand, for the developer (advantages, connected with the realization of the property and with its current maintenance and management) and on the other hand, for the owners of the apartments in these communities.
The analysis ranges over all aspects of this new (for Bulgaria) form of season homes, as the stress is on the additional options for incomes and on the specific forms of optimization of expenses. The analysis does not include the residential gated communities for permanent use and the vacational gated communities abroad.
