Abstract: The term “developer” in the investment-construction project is relatively new and insufficiently studied in the Bulgarian economic literature. In the current article an attempt is made to outline its scope and clarify its connection with two other terms – investor and assignor. The role and the main activities that the developer performs within the investment-construction project are described. All other participants who support the implementation of such projects are also listed. In addition, the stages through, which investment projects in the field of construction pass, are systematized.
